Initial Site Visit
We will always arrange an initial meeting to introduce ourselves and to get to know you prior to your appointing us to carry out any work. This will be an informal meeting at a time and location convenient to you. It will be an opportunity for you to ask questions to find out what we can do and also for us to find out what you are trying to achieve.

From this we can establish what advice will suit your needs and how to realise your goals.

It is always useful to have a rough idea of what you expect. This can range from a simple statement of needing more space or an extra room to a concept sketch showing what you would like and where.

Appointment
If you are happy with the service we can provide, we will give you written assurances of the work we will carry out and provide you with a quotation.

Site Survey
Once we have established an idea, with your  agreement we will arrange a site survey to be carried out.

Again, this survey can be carried out at a time convenient to you. We will always confirm with you who will be visiting the site and seek your permission beforehand. [Back to Top]

Concept Development
Getting it right is always important so initially we will develop the scheme as a series of layout drawings. These will show you how the project will work and whether it mees your needs.

This is an opportunity for you to look at the drawings, ask questions and make alterations to ensure your aspirations and needs will be met. [Back to Top]

Planning Application Package
The drawings will then be developed to the standard required by the planning authority. Where necessary we will discuss the project with the council's representatives on your behalf and provide any information they may require.

Occasionally, concerns regarding developments are expressed: if so, we will always discuss progress and discuss any necessary amendments with you before final approval is sought.

Our first priority is to always ensure that your needs and expectations are met with our service.

Building Regulation Package
Once the planning application has been submitted, we will detail the drawings to the level required by building regulations. Building Regulations are required by the Building Control Authority working with your local council. These drawings show that the proposed development will be safe and fit for purpose. It will primarily look at accessibility, safety, security and structural integrity.

Once these drawings have been submitted we will work alongside the local authority to provide any information they require to ensure approval is met with minimal fuss.

Detailed Design Package
More complex schemes may require the services of other consultants, such as mechanical and structural engineers to complete the detailed design of the building. As your representative we will competitively tender consultants to get the best value for money to meet your needs. Tendering
At this stage we should start to receive confirmation from the council regarding the planning and building regulations applications which will allow us to develop the project to a point that a contractor or builder can provide you with an accurate quote for the work. As your representative we will source suitable contractors and invite them to make a competitive quotation to carry out the work.

When all quotations have been returned we will advise you how best to proceed. We will inform all parties and act on your behalf establishing the necessary contracts to protect you.

On-site Inspections
This service is normally carried out in conjunction with the appointment of the architect as a contract administrator. As your lead consultant we will oversee the development of the project to protect your interests. We will conduct regular progress meetings at appropriate times to allow queries and concerns to be resolved before they become an issue. Further to this certificates to confirm various stages of the build will be issued to confirm required payments to the contractor as a legal requirement during larger scale works.
